Washington is a non-judicial foreclosure state, which means no court and no judge. The process runs through a trustee under the Deed of Trust Act (RCW 61.24). Once the clock starts it runs to a hard end: a county courthouse sale, typically on Fridays, with no right of redemption after the trustee’s deed records.

The sequence: the lender must first send a Notice of Pre-Foreclosure Options and you get 30 days to respond. After that, the Notice of Default records with your county auditor.
